Collaboration Initiated for Creating Real Estate Value through ESG and Transportation Connectivity

Spatial Pleasure (Operating Company: Spatial Pleasure Co., Ltd.; Head Office: Setagaya-ku, Tokyo; Representative Director: Soma Suzuki) and GOYOH Co., Ltd. (Head Office: Shinjuku-ku, Tokyo; Representative Director: Yukihiko Ito; hereinafter referred to as 'GOYOH') have entered into a collaboration to provide building connectivity assessment and ESG improvement services for real estate owned by institutional investors and real estate funds.

Through this partnership, the two companies will leverage their proprietary data and solutions to evaluate real estate transportation scores from a convenience and ESG (Environmental, Social, and Governance) perspective. They will offer institutional investors solutions to enhance the economic value of their real estate holdings, model and optimize real estate rents, and improve the environmental performance of buildings through transportation.

Background of Collaboration

Real estate and transportation play central roles and carry significant responsibilities in the global effort to decarbonize society, accounting for approximately half of the world’s daily CO2 emissions. Transportation is closely intertwined with real estate as it serves as a vital connection between properties, and transportation convenience is a crucial factor in determining real estate value. However, the evaluation of transportation convenience has been limited to vague criteria such as ‘XX minutes walk from the station.

 

On the other hand, there are no evaluation criteria for transportation in important themes such as ‘transition to a decarbonized society,’ ‘social value as ESG,’ and ‘economic efficiency for real estate investors,’ which has become increasingly significant in recent years. Institutional investors and other real estate investors lack evaluation and improvement solutions to identify the clues necessary to tackle these issues.

 

This partnership will combine GOYOH’s real estate ESG solutions and network of global institutional investors with Spatial Pleasure’s transportation data analysis solutions. This will enable the analysis and scoring of new dimensions of transportation connectivity and ESG aspects, thereby enhancing the value of real estate and creating a social impact.

This partnership is the combination of two winning companies, GOYOH and Spatial Pleasure, which received both the “Best Team Award” and “Audience Award” in the 22nd and 26th terms, respectively, of the “Open Network Lab,” an accelerator program run by Digital Garage, Inc.
