Collaboration Initiated for Creating Real Estate Value through ESG and Transportation Connectivity

Spatial Pleasure (Operating Company: Spatial Pleasure Co., Ltd.; Head Office: Setagaya-ku, Tokyo; Representative Director: Soma Suzuki) and GOYOH Co., Ltd. (Head Office: Shinjuku-ku, Tokyo; Representative Director: Yukihiko Ito; hereinafter referred to as 'GOYOH') have entered into a collaboration to provide building connectivity assessment and ESG improvement services for real estate owned by institutional investors and real estate funds.

Through this partnership, the two companies will leverage their proprietary data and solutions to evaluate real estate transportation scores from a convenience and ESG (Environmental, Social, and Governance) perspective. They will offer institutional investors solutions to enhance the economic value of their real estate holdings, model and optimize real estate rents, and improve the environmental performance of buildings through transportation.

Background of Collaboration

Real estate and transportation play central roles and carry significant responsibilities in the global effort to decarbonize society, accounting for approximately half of the world’s daily CO2 emissions. Transportation is closely intertwined with real estate as it serves as a vital connection between properties, and transportation convenience is a crucial factor in determining real estate value. However, the evaluation of transportation convenience has been limited to vague criteria such as ‘XX minutes walk from the station.

On the other hand, there are no evaluation criteria for transportation in important themes such as ‘transition to a decarbonized society,’ ‘social value as ESG,’ and ‘economic efficiency for real estate investors,’ which has become increasingly significant in recent years. Institutional investors and other real estate investors lack evaluation and improvement solutions to identify the clues necessary to tackle these issues.

This partnership will combine GOYOH’s real estate ESG solutions and network of global institutional investors with Spatial Pleasure’s transportation data analysis solutions. This will enable the analysis and scoring of new dimensions of transportation connectivity and ESG aspects, thereby enhancing the value of real estate and creating a social impact.

Collaboration originated from Open Network Lab

This partnership is the combination of two winning companies, GOYOH and Spatial Pleasure, which received both the “Best Team Award” and “Audience Award” in the 22nd and 26th terms, respectively, of the “Open Network Lab,” an accelerator program run by Digital Garage, Inc. GOYOH and Spatial Pleasure will leverage the support and business resources of the Digital Garage Group and collaborate with a wide range of other players.

Comment from Masahiko Maekawa, CIO, DG Incubation, Inc.

This partnership exemplifies the co-creation between two startups aimed at generating new dimensions of value and business for social sustainability. It represents a collaboration that can extend and connect to diverse sectors, including decarbonization, finance, urban development, and tourism, going beyond specific objectives within transportation and real estate domains. The ability of the Digital Garage Group to facilitate the establishment of such opportunities holds immense significance for our ESG initiatives, which form a fundamental pillar of our business. We will continue to support this partnership by identifying companies, startups, and technologies that align with this framework.

Comment from Yukihiko Ito, Representative Director of GOYOH Co., Ltd.

Over the past six years, we have actively explored the analysis of connectivity and its application in real estate management and ESG assessment, closely collaborating with global real estate investors. However, there has always been a crucial missing component: the acquisition and analysis of comprehensive transportation data. This partnership will finally allow us to bridge that gap. By combining Spatial Pleasure’s traffic data analysis solution with our ESG solutions in the real estate field, specifically our “EaSyGo” service, we can provide a sustainable solution that benefits various stakeholders, including real estate users, property owners, companies, individual tenants, and local communities. We are fully committed to making a social impact through progressive initiatives as we embrace the transition to a decarbonized society in our daily business operations and lifestyles.

Comment from Soma Suzuki, Representative Director of Spatial Pleasure Co., Ltd.

Our business vision is to optimize the entire city through transportation carbon credits. We are actively working to (re)optimize cities by introducing externality metrics and providing DMRV software for urban development and planning, along with collaborating with transportation operators like buses and shared bicycles. With this partnership with GOYOH, we are confident that we can enhance urban optimization by deploying indicator data derived from these analyses into the real estate domain. We are excited about the opportunity to collaborate with GOYOH and look forward to working together.
